Ledgard checks each property you hold against registered sales in the same building and the same area, then shows which properties have changed in value and which to review first.

Three services, one value engine

For banks and mortgage lenders

Collateral value monitoring

A monthly check of every property in your loan book, so a falling value shows up before it becomes a problem.

  • A value range for each property from registered sales in its building and area
  • The loan-to-value recalculated on that range
  • Flags where the loan-to-value has crossed your limit or the area price has fallen
  • Price checks for money-laundering screening: sales registered far above or below the building's typical price
  • Developer and project status for loans on off-plan property

Independent price checks

Once tokens trade, investors need to know whether a token price is fair against the real market.

  • A monthly fair value range for each listed property
  • The token price compared with that range, shown as a premium or discount
  • Registered sales from the same building as evidence
  • Rental yield from Ejari contracts and service charges from Mollak
  • A building price index your investors can follow over time

Transaction price screening

Check a deal price against the registered market before signing, and keep the result on file for your compliance team.

  • Enter the building, unit size and agreed price
  • See whether the price sits inside, above or far outside the building's typical range
  • Registered sales in the same building shown as evidence
  • A dated PDF record for your screening file
  • Supports your own anti-money-laundering checks; it does not replace them

What a typical range looks like

Every registered sale of a ready one-bedroom apartment in one Business Bay tower over the past twelve months. The band is the middle half of those sales: the typical range that all three services check against. A value, a token price or a deal price far outside it is what we flag.

Questions

Is this a formal valuation?

No. It is an independent monthly value range built from registered sales. It shows where a formal valuation is needed; it does not replace one.

Where does the data come from?

Ten official Dubai registers, including registered sales since 2000, valuations, Ejari rental contracts, Mollak service charges and the project register.

Which areas are covered?

Every property registered with the Dubai Land Department. DIFC, Abu Dhabi and Ras Al Khaimah are not covered.

Do you need our customers' personal data?

No. Building, unit number and size are enough to match each property.
